Tamko Windows & Doors: The San Antonio Owner’s Guide

If you’ve got a Tamko window or door that’s sticking, leaking, or won’t seal, we can match the part and install it. For most San Antonio homes, a Tamko window sash replacement or door threshold rebuild runs between $350 and $1,800 installed, with full window replacements starting around $4,500. We keep common weatherstripping, balances, rollers, and sill components on the truck for same-day fixes when the part is a standard size.

Most homeowners discover a failed part the hard way: a window that drops when you open it, a door you have to shoulder-check to close, or a utility bill that’s crept up because air’s passing through a seal that quit doing its job. By the time it’s visible, the part’s usually been failing for a season or two.

Which Tamko Models This Applies To

Tamko’s window and door lines have shifted over the years, and that matters when you’re tracking down a replacement part. The older Twinline and Heritage series used different balance systems and weatherstripping profiles than their current ProLine and vinyl replacement lines. Here’s the gotcha: a balance from a 2005 Heritage window won’t fit a 2015 ProLine window, even if the glass dimensions are identical. The shoe width and spring rating are different.

Look for the AAMA certification sticker or the etched corner tag on the glass itself. If the sticker’s gone (it usually is after a decade of Texas sun), measure the visible glass width and height and take a photo of the shoe, the small plastic or metal clip at the bottom of the sash where the balance connects. That photo is what lets our supplier match the right part the first time. For door thresholds and sweeps, measure the widest gap under the door and the width of the existing aluminum or composite threshold. We generally recommend OEM Tamko parts when they’re still manufactured. For discontinued lines, aftermarket equivalents from Fenco or SWISCO match up just as well, and in some cases the newer composite thresholds actually outlast the original part they replace.

Signs Your Tamko Windows & Doors Is Failing

  • Window drops or slams when opened. The sash balance is shot. This is the number-one failure we see in San Antonio, because the constant heat cycling breaks down the spring tension over time.
  • You can feel air moving around the edges on a calm day. Weatherstripping has compressed or turned brittle. Vinyl and foam seals in Tamko frames typically last 8 to 12 years here before dry rot from UV exposure sets in.
  • Condensation or fog between the glass panes. The insulated glass unit’s seal has failed. This isn’t repairable: the IGU gets replaced. Humidity swings between our dry summers and damp winters accelerate seal failure.
  • Door scrapes the threshold or won’t latch without lifting. Either the hinge screws have pulled loose from the jamb or the threshold has settled. In older San Antonio slab foundations, door alignment issues are more common than part failure.
  • Visible daylight under the door or along the side jamb. The sweep or q-lon weatherstrip has failed completely, and the door’s no longer sealing. This is a security issue as much as an energy one.

Replacement Cost & What’s Included

A remodeled living room with built-in shelves around the fireplace

Here’s the straight answer for San Antonio pricing:

  • Sash balance replacement: $350 – $650 per window, parts and labor
  • Weatherstripping or threshold rebuild: $180 – $500 per door
  • Fogged glass (IGU) replacement: $400 – $900 per window
  • Full Tamko-compatible window replacement: $4,500 – $15,000 depending on window count
  • Full door replacement with jamb and hardware: $1,200 – $4,500

Every quote includes the part, labor, haul-away of the old component, and a written price before we begin. You approve the number, and that’s the number on the invoice. Our work carries the 365-Day Done Right Promise: if the part we installed fails within a year, we’re back to make it right, no argument. Luca Romano walks every job himself before it closes.

DIY or Call Us?

Here’s the honest split. You can safely diagnose which part failed. Take the photos, measure the glass, note where the air’s coming through. That saves us both time. What we don’t recommend doing yourself: removing a window sash that’s under spring tension without the right tool. Tamko balances carry real force, and a slipped shoe can take a finger with it. Same goes for pulling an exterior door slab to access worn hinges: it’s heavier than it looks, and a dropped door damages the jamb or the tile underneath. If you’ve got a cracked IGU or a failed balance, call us at (432) 547-6806. We’ll bring the replacement part, install it, and haul the old one off.
