Boral Roofing: The San Antonio Owner’s Guide

Boral roof repair in San Antonio typically runs $600 to $2,500 for tile replacement and $400 to $1,800 for underlayment or flashing work, with most Boral-specific fixes completed in one visit since we stock common profiles on the truck. You usually find out a Boral tile failed after a storm, when you spot a cracked or shifted tile from the ground, or when a water stain shows up on the ceiling after our heavy spring rain. Boral is a concrete and clay tile company, so the failure is rarely the tile itself breaking down, it’s almost always impact damage, freeze-thaw spalling at the edges, or the underlayment beneath the tile giving up after 15 to 25 years of Texas sun.

We’re an independent San Antonio contractor and not affiliated with Boral. That matters because we tell you the truth about whether a repair makes sense or whether the real fix is hidden underneath. Luca Romano has looked at enough Boral roofs across San Antonio to know the difference between a simple tile swap and a decking problem that will keep leaking no matter how many tiles you replace.

Which Boral Models This Applies To

Boral sells roofing under a few different names depending on when your roof was installed. The concrete tile lines you’ll see most often around San Antonio are the Barcelona, Villa, and Estate series, plus the older Monier Lifetile profiles still on thousands of homes built in the 1990s and 2000s. If your roof has clay tile, you’re likely looking at the Boral ClayMax or the older US Tile brand that Boral acquired. The compatibility gotcha most homeowners hit is this: Barcelona and Villa tiles are not interchangeable, even though they look similar from the ground. The barrel curve radius is different enough that a Villa tile will not seat correctly in a Barcelona field, and forcing it leaves a gap that wind-driven rain finds immediately.

To identify what you have, check the underside of a removed tile for a stamped code, or measure across the visible barrel. Barcelona runs 13-1/4 inches wide with a lower profile, while Estate is flatter and wider at roughly 16 inches. If you can’t get on the roof safely, take a photo from the ground at a 45-degree angle and we can usually identify the series from the color and curve pattern. On the OEM-vs-aftermarket question: for Boral specifically, we recommend OEM where the tile is still in production because the color and texture match is exact. Aftermarket equivalents exist for discontinued colors, but San Antonio’s UV exposure fades tile color over time, and a mismatched batch will be visible for years. We’ll tell you if an aftermarket match is close enough before you spend money.

Signs Your Boral Roofing Is Failing

  • Cracked or chipped tiles after a storm. This is the most common call we get in San Antonio after hail or a wind event. The tile itself hasn’t failed structurally, it’s impact damage, but a crack running to the edge lets water reach the underlayment below and becomes an active leak point.
  • Water stains on ceilings or walls after rain. This means water has already passed through the underlayment. By the time you see a stain, the problem has usually been developing for months, and the underlayment in that area is saturated and failing, not just wet.
  • Tile spalling or flaking at the edges. Spalling is the tile surface crumbling in layers, and it’s a freeze-thaw problem. San Antonio sees enough nights below freezing that water absorbed into micro-cracks expands and pops the surface off. Once spalling starts, that tile is done and needs replacement before water intrusion begins.
  • Displaced or sliding tiles. If you see tiles that have shifted out of alignment or slid down the roof plane, the fastening system has failed. On older Boral installations, this is usually corroded nails or clips. The tile may be fine, but it needs to be re-secured with current fasteners before the next windstorm takes it off entirely.
  • Granules or dust in the gutters. Boral concrete tile doesn’t shed granules like asphalt shingles, so if you’re seeing grit in the gutters, you’re seeing the tile surface eroding. On a tile roof, this points to spalling or age-related surface failure, and it’s worth having the field inspected before you get a leak.

Replacement Cost & What’s Included

A remodeled family room with new windows and a window seat

Boral tile replacement in San Antonio typically falls between $600 and $2,500 depending on how many tiles failed and whether the underlayment beneath needs patching. A single cracked tile with intact underlayment runs on the low end. If we open up the area and find the underlayment is brittle or torn, that pushes the job up because the repair isn’t just cosmetic anymore, it’s structural waterproofing.

What’s included in our price: the replacement tile or tiles matched to your series and color, the fasteners and clips to seat them properly, any underlayment patch required in the exposed area, and a written price before we start. Nothing changes at the door. The number we hand you is the number you approve, and if the repair fails within 365 days, the Done Right Promise means we come back and make it right at no charge. That’s not a verbal promise, it’s in writing on every job.

DIY or Call Us?

What you can safely do from the ground: take photos at an angle that shows the tile profile, check your gutters for tile debris and grit, and note down roughly where on the roof the issue sits. That’s genuinely useful information that helps us match the tile before we arrive. What you should not do is walk a Boral tile roof without the right equipment and experience. Concrete tile is heavy and unforgiving, and the tiles you step on can crack underfoot if you don’t know where to put your weight. Walking a tile roof wrong creates more damage than the original repair would have cost.

We also see homeowners buy what looks like the right tile online, install it themselves, and then call us a year later when water got in through a bad seat. The tile was never the hard part, it’s knowing how the fastening system interlocks with the tiles around it. If you want the repair done once and done right, call (432) 547-6806 and we’ll come look at it.
