PGT Home Additions & ADU: The San Antonio Owner’s Guide

We stock and install PGT-compatible home additions and ADU window and door packages across San Antonio, with full addition builds typically running $45,000 – $130,000 and standalone ADU construction starting around $90,000 and climbing to $220,000 depending on size, foundation work, and finish level. Most homeowners discover a PGT part has failed when a window won’t seal, a sliding door binds mid-track, or the Texas sun has baked a gasket brittle enough to crumble at the touch. If you’re reading this because a PGT window or door on your addition or ADU is failing, you’re in the right place.

Here’s the thing about PGT parts on San Antonio additions: the heat here doesn’t just age them, it attacks them. We’ve pulled PGT sashes off ADUs in Stone Oak where the glazing bead had warped so badly the insulated glass unit was loose in the frame. That’s a failure pattern tied directly to south-facing exposure in a San Antonio summer. Let’s walk through what you need to know before you spend a dime.

Which PGT Models This Applies To

A finished backyard cottage with a small covered porch

PGT builds three window lines that show up constantly on San Antonio additions and ADUs: the WinGuard impact series, the SpectraGuard vinyl line, and the older Architectural Series aluminum frames still common on additions built between 1995 and 2010. The compatibility gotcha most owners hit: PGT changed their frame extrusion profiles in 2016, so a sash from a 2018 WinGuard will not seat into a 2013 WinGuard frame even if both are “WinGuard.” The part numbers changed. The glass thickness didn’t. The frame tolerances did.

How to identify what you have without pulling the window apart: look for the silver PGT sticker on the interior frame edge. The serial number’s first two digits are the year of manufacture. The four-character series code after that tells us the line and glass pack. No sticker? Measure the visible glass, then the overall frame width in three places. A 3/8″ variance in frame depth tells us more than the sticker would anyway. For sliding doors on ADUs, PGT uses a different roller assembly for their impact-rated doors than their non-impact lines. People order the wrong rollers constantly. They’re not interchangeable, period.

We’re an independent service provider, not affiliated with PGT. That matters because we’re free to tell you when an aftermarket equivalent does the job and when it doesn’t. For PGT’s impact glass, we use PGT glass. For rollers, weatherstripping, and balance assemblies, we stock quality aftermarket parts that install cleaner and last longer than what PGT shipped originally. Sawyer Remodel San Antonio is one of the few shops in the area that carries PGT-compatible balance assemblies on the truck, alongside our KraftMaid, Cambria, and Silestone material lines.

Signs Your PGT Home Additions & ADU Is Failing

  • The window drops or won’t stay open. PGT’s single-hung balances lose tension after roughly eight to ten years in San Antonio heat. The vinyl housing shrinks, the spring inside weakens, and one day the sash just won’t hold position. This is the most common PGT failure we repair on additions across Alamo Heights and Terrell Hills.
  • The sliding door sounds like it’s grinding gravel. PGT’s original rollers wear flat, not round. The steel bearings in those rollers are small, and once the coating chips off, they rust fast in San Antonio’s summer humidity. A door that’s hard to push is a roller that’s already failed.
  • You can feel air moving around the window edge when it’s closed. Weatherstripping on PGT vinyl windows compresses permanently after a few brutal summers. The corner gaskets shrink first, which is why the leak is almost always at the bottom corners. That’s not a frame problem, that’s a two-dollar gasket telling you it’s done.
  • Condensation between the glass panes won’t clear. Once a PGT insulated glass unit loses its seal, it’s done. No repair. The desiccant inside the spacer bar gets saturated, and that fog becomes permanent. On south-facing San Antonio additions, we see seal failures starting around year twelve. On west-facing garage conversion windows, year eight.
  • The window crank turns but the sash doesn’t move. PGT casement operators strip their gear teeth when the sash is forced against a warped seal. The operator fails before the gear wears out. Owners keep cranking, the gear keeps stripping, and the window ends up stuck open during the first storm of spring.

Replacement Cost & What’s Included

For a full PGT-compatible home addition in San Antonio, you’re looking at $45,000 – $130,000, and for ADU construction $90,000 – $220,000. If you’re replacing PGT parts rather than building new, a single sash balance runs about $75 – $150 installed, a complete weatherstripping kit for a casement window lands at $120 – $250, and a sliding door roller replacement is $150 – $400 depending on how much of the bottom track is salvageable. The big ticket item is a failed sealed glass unit: that’s $300 – $900 per unit depending on whether it’s impact-rated and what glass package PGT used.

What drives the range on full additions is site work in San Antonio: clay soil means deeper piers in some zip codes, and a second-story addition on a 1940s Alamo Heights bungalow needs structural retrofitting that a slab-on-grade ADU in Cibolo doesn’t. We price written, line-item quotes before any work starts. The number on the invoice is the number you approved. Every PGT part we install carries our 365-Day Done Right Promise: if it’s not done right, we make it right, backed in writing. No fine print, no argument. If a replacement part fails within the year, the second visit is free.

DIY or Call Us?

Replacing PGT weatherstripping on a window you can reach from the ground is a fair DIY job if you’ve got the correct PGT profile. Cleaning the bottom track on a sliding door and checking for rust buildup is also safe and worth doing twice a year in San Antonio. Anything involving removing a sash from a second-story window, replacing a balance assembly under tension, or lifting an impact-rated glass unit out of its frame is work we’d suggest you leave to someone who does it weekly. The balance assemblies store enough tension to take off a thumbnail, and an impact-rated PGT glass unit on a 6-foot window weighs over 70 pounds. That’s not a lesson you want to learn from a ladder in July.

If it’s wobbly, stuck, or fogged, call us at (432) 547-6806. We’ll tell you over the phone whether it sounds like a homeowner fix or a truck-roll, and if we come out, the diagnostic is straightforward and honest.
