CGI Windows & Doors: The San Antonio Owner’s Guide

If you own a home in San Antonio with CGI windows or doors and something’s failed, you’re likely looking at a replacement part that runs $150 – $900 installed depending on whether we’re talking a balance, a lock set, weatherstripping, or a full sash replacement. Most CGI part swaps take under two hours once the right component is in hand, and we keep the most common failure points on our trucks. You usually discover the problem the hard way: a window that suddenly won’t stay up, a door that drags against the frame after a hard rain, or a lock that binds so badly you start using the deadbolt as the only thing keeping the panel secure.

Here’s the reality with CGI products in South Texas: they’re built for hurricane zones, which means the hardware is heavier and the tolerances are tighter than what you’d find on a builder-grade window from a big-box store. That’s good news for storm protection. It’s less good when a $12 roller or a $40 balance cartridge wears out and the whole assembly needs to be dealt with properly. We’re an independent service provider, not a CGI dealer, which means we match parts by spec and measurement rather than marking them up because they came from a branded box.

Which CGI Models This Applies To

CGI’s product line in San Antonio homes generally falls into a few families: the Sentinela series (their workhorse impact window), Estate Collection (heavier architectural profiles, often on custom homes in Alamo Heights and Terrell Hills), and the Targa line for multi-slide and hinged doors. If you’ve got a sticker on the frame edge, it’ll show the series, the glass package, and a manufacturing date code. If the sticker’s gone, which happens after a decade of Texas sun, we identify parts by measuring the sash channel width, the roller wheel diameter, and the balance tube length.

Here’s the compatibility gotcha most owners don’t know: CGI changed their balance cartridge design around 2016. Pre-2016 Sentinela windows use a shorter spring tube that no longer crosses over to the current production run. You can’t just grab a universal balance from a hardware store and expect it to fit. The aftermarket options are hit-or-miss on CGI because the channel tolerances are narrower than industry standard. We’ve found that OEM is worth the extra $20 – $40 on balances and locking hardware; for rollers and weatherstripping, a quality aftermarket match does fine. The decision comes down to which part failed and how much UV exposure it’s already taken.

Signs Your CGI Windows & Doors Is Failing

  • Window drops when you let go or won’t stay open. The balance cartridge has lost tension. On CGI units this often happens on west-facing windows first because the spring tube sits inside an aluminum channel that gets brutally hot on San Antonio summer afternoons.
  • Sash tilts unevenly or catches on one side. The pivot shoe is cracked or the roller has flat-spotted. You’ll hear a scraping noise that gets worse as the sash moves through the middle of its travel.
  • Lock set turns hard or won’t engage at all. CGI’s multi-point locks use a gear-driven mechanism, and once the internal gears strip, the only fix is replacing the lock assembly. Lubricating won’t save it.
  • Water pooling on the interior sill after a storm. The corner seals or the weatherstrip has compressed past its usable life. On impact-rated CGI windows, the weep system is part of the frame, not the sash, so a clogged weep hole needs to be cleared from the outside.
  • Door panel drags or won’t latch square. The roller carriage on a Targa sliding door has worn bearings, or the hinge blocks on an Estate door have shifted. A dragging panel only gets worse, and the fix costs more the longer you wait because the track gets scored.

None of these are subtle when they fail. You’ll know something’s off the first time a window slams shut on its own or a door catches hard enough that you have to put your shoulder into it.

Replacement Cost & What’s Included

Installed pricing in San Antonio breaks down like this:

  • Sealed glass unit (IGU) replacement: $250 – $650 per panel
  • Balance cartridge replacement (per window): $180 – $320
  • Pivot shoe and roller kit: $150 – $275
  • Multi-point lock set replacement: $220 – $450
  • Weatherstripping and corner seal package: $120 – $260
  • Sliding door roller carriage: $300 – $600
  • Full sash replacement (Estate or Sentinela): $600 – $900

What drives the range: whether you need OEM or aftermarket, how many windows have the same problem (the second window is cheaper because we’re already at your home), and whether the frame itself has been racked by San Antonio’s clay soil movement. Every quote includes the part, the labor, and a written price before we start, no surprises on the invoice. The work carries our 365-Day Done Right Promise: if the replacement fails within a year, we’re back and fixing it on our dime.

DIY or Call Us?

You can safely check a few things yourself. Look at the weep holes on the exterior sill: if they’re packed with dirt or paint, clear them with a zip tie. Check whether any visible screws are loose. Test every lock on every window, even if only one is giving you trouble. That’s about where the safe zone ends.

Here’s what we’d rather you not attempt: anything involving the balance cartridge. Those springs hold enough tension to do real damage to a hand or an eye if they release wrong. CGI’s design doesn’t give you much room to fumble. The same goes for a Targa door: the panel weighs 200-plus pounds, and if a roller carriage pops free while you have it wedged sideways, the whole panel can come down on you. It’s the one part of this job where the cost of a service call is money well spent. Call us at (432) 547-6806 and we’ll have Luca or a tech out to look at what’s actually failed.
