Mr-Glass Home Additions & ADU: The San Antonio Owner’s Guide
We install Mr-Glass home additions and ADUs across San Antonio, with a full home addition typically running $45,000 to $130,000 installed. Most owners call us after their glass-paneled addition starts showing seal failure, thermal cracks, or framing separation around the glass interface. You’ll know something’s wrong when your energy bills tick up season after season or you feel a draft near the glass panels that wasn’t there when the addition went in.

Sawyer Remodel San Antonio is an independent remodeling contractor, not affiliated with Mr-Glass. What we do is specialize in the installation, repair, and replacement of Mr-Glass and Mr-Glass-compatible home additions and ADU components throughout San Antonio. Luca Romano and our crew have been building and repairing glass-forward additions across the metro for years, from Alamo Heights to Stone Oak to Terrell Hills.
Which Mr-Glass Models This Applies To

Mr-Glass home additions and ADUs come in a few distinct build series, and the part you’re replacing depends on which one you have. The most common in San Antonio are the VersaWall series (frameless glass panels with aluminum top and bottom channels), the FlexFrame series (slender aluminum framing with insulated glass units), and the StackWall series (multi-panel sliding glass walls that open a full corner of the addition). Each series uses a different glass profile, gasket thickness, and channel depth, and they are not interchangeable.
Here’s the compatibility gotcha we see regularly: VersaWall panels measure 3/8-inch tempered glass with a 1/2-inch channel, while FlexFrame panels use 1/4-inch laminated glass in a 3/8-inch channel. If you order a replacement panel based on rough height and width alone, you’ll end up with a panel that rattles in the track or won’t seat at all. We always measure the glass thickness, channel depth, and panel weight before ordering any replacement component.
For OEM versus aftermarket: Mr-Glass OEM panels are the safest visual match, but quality aftermarket insulated glass units from San Antonio fabricators often run 20 to 30 percent less and carry the same 10-year seal warranty. We stock aftermarket gaskets, rollers, and weatherstripping on the truck. Full glass panels are cut to order because the sizing has to be exact to the eight.

Signs Your Mr-Glass Home Additions & ADU Is Failing
- Condensation between glass panes. The seal has failed and the argon gas fill is gone. This is the single most common failure we see in San Antonio because our summer heat cycles stress seals harder than most climates. The fix is a new insulated glass unit, not a patch.
- Draft or warm air near panel edges. The weatherstripping or channel gasket has compressed or torn. In San Antonio homes with a Mr-Glass addition on the west wall, afternoon sun bakes the gaskets and they lose their flex within five to seven years.
- Panel drags or sticks when sliding. The roller bearings are flat-spotted or the track is packed with dust. San Antonio’s limestone-heavy soil creates fine grit that works its way into tracks faster than you’d expect.
- Frame separation at corners or anchor points. The aluminum has worked loose from the slab or wall plate. This happens when the original install skipped proper shimming or when soil movement in our clay-heavy ground shifts the addition slightly over time.
- Visible cracks in the glass itself. Tempered glass cracks under thermal stress when edges are pinched or panels are misaligned. Once cracked, the panel must be replaced before it shatters.

AfterReplacement Cost & What’s Included

What you’ll pay depends on whether you’re replacing a single failed component or rebuilding a larger section of the addition. Here are the San Antonio price ranges we quote from:
San Antonio Mr-Glass Addition & ADU Pricing
- Full home addition (built from slab up): $45,000 – $130,000
- ADU construction (standalone unit): $90,000 – $220,000
- Garage conversion to living space: $30,000 – $80,000
- Single glass panel replacement (VersaWall or FlexFrame, installed): $800 – $2,200
- Full weatherstripping and gasket replacement: $600 – $1,800
- Roller and track rebuild (StackWall multi-panel systems): $1,200 – $3,500
The full addition and ADU numbers cover design, permits, slab or foundation work, framing, glass installation, electrical, insulation, and finish work. The panel and component numbers cover the part, labor, and haul-off of the old material. Every quote comes as a written line-item price before we start, and the number on the invoice is the number you approved. No change orders unless you ask for a change.
Every replacement carries the 365-Day Done Right Promise in writing: if it’s not done right, we make it right. That includes the glass, the seals, the track work, and the labor.
DIY or Call Us?
Glass panels and the framing that holds them are not a good DIY project, and we’ll say that plainly. A single VersaWall panel weighs 90 to 140 pounds depending on size. Dropping one is a serious injury risk, and a cracked tempered panel under install stress can cut someone badly. High-tension track systems on StackWall units have a spring-loaded counterbalance that can fire if released wrong. We recommend a trained professional for anything involving glass panel removal or track work.
What you can safely check yourself: run a dollar bill along the closed panel edges to feel for air gaps, look for condensation between panes, and listen for grinding when the panel moves. That tells us what we’re walking into. But when it comes to pulling a panel or rebuilding a track, call us at (432) 547-6806 and we’ll send a uniformed, background-checked tech with the right equipment. Estimates are free.
FAQs

Expect 12 to 18 years from the insulated glass units and 7 to 10 years from the gaskets and weatherstripping, based on what we see across San Antonio. Our heat and UV exposure age seals faster than coastal climates. Call (432) 547-6806 if your panels are outside that window and you’re seeing condensation or drafts.
No. Once the seal fails or the glass cracks, the panel is done. Weatherstripping and rollers can be repaired, but glass is a replacement item. We’ll tell you which one you need before any work starts.
A single glass panel replacement takes one day on site. A full addition or ADU rebuild runs 8 to 20 weeks depending on size, foundation, and permitting through the City of San Antonio. We give you a schedule in writing before we start.
We stock gaskets, weatherstripping, rollers, and track components on the truck for the most common Mr-Glass series. Glass panels and custom frame extrusions are ordered to spec and typically arrive in 1 to 3 weeks. We also keep parts compatibility for KraftMaid, Cambria, and Silestone build-outs when your addition includes interior finish work.
