Atlas Windows & Doors: The San Antonio Owner’s Guide

If you’ve got an Atlas window or door that won’t slide, seal, lock, or close right, we stock and install Atlas-compatible replacement parts across San Antonio. Most common repairs – rollers, balances, weatherstripping, and lock sets – run $120 to $400 installed, and we can usually get to you the same week. The parts fail quietly: a window gets heavier every month, a door starts catching on the track, or you feel a draft that wasn’t there last winter. By the time you notice, the part’s been wearing out for a while.

Atlas built a lot of homes across Texas, and their aluminum and vinyl windows are everywhere in neighborhoods from Stone Oak to Alamo Ranch. We know the Atlas quirks – and we know which parts are worth replacing versus when the window itself has reached the end of the road.

Key Takeaways

  • Typical Atlas part repair in San Antonio: $120 – $400 installed for rollers, balances, locks, and weatherstripping.
  • Full window or door replacement: $4500 – $15000 depending on how many openings and what you upgrade to.
  • Most Atlas parts are still available – either OEM or quality aftermarket equivalents that fit the same extrusion.
  • We’re an independent service provider, not affiliated with Atlas – which means we match parts by measurement and photo, not by brand loyalty.
  • Free estimate before any work starts. Written price, no surprise at the invoice.

Which Atlas Models This Applies To

An open living space after a whole-home remodel

Atlas made three main window families you’ll see in San Antonio homes: the Atlas 400 Series (single-hung and horizontal sliders, mostly aluminum frames), the Atlas 5100/5200 Series (vinyl-framed, double-pane insulated glass), and the Atlas PM Series (patio doors and larger sliders). If you look at the corner of the glass or along the frame edge, you’ll usually find a small etched label or a sticker with the series number and a manufacture date. That number is the fastest way to match the right roller, balance, or lock.

Here’s the Atlas-specific gotcha most homeowners don’t know: the roller housings changed between the 400 and 5100/5200 generations. The early 400 Series used a 5/8-inch nylon wheel on a stamped steel bracket. The 5100/5200 switched to a 7/8-inch wheel with a wider bracket slot. They look almost identical in a photo, and a lot of online sellers ship the wrong one. We measure before we order. That’s also why we keep both sizes on the truck – because getting halfway through a repair and discovering the wrong roller is exactly how a one-hour job becomes a two-week job.

When it comes to OEM versus aftermarket: for rollers and balances, quality aftermarket equivalents from Caldwell and Prime-Line hold up just as well as Atlas originals, and they’re usually in stock locally. For locks and handles, we prefer OEM or exact-match hardware – the screw spacing on Atlas lock sets is tight, and an off-brand handle will leave a gap that looks sloppy. Either way, you’ll know what we’re installing before we install it.

Signs Your Atlas Windows & Doors Is Failing

  • The window won’t stay up. The block-and-tackle balance inside the side jamb has lost tension. On Atlas windows, these balances are sized by sash weight and length – replace both sides even if only one failed, or the new balance will carry a tilted load and wear out fast.
  • You have to lift the sash to close it. The rollers have flat-spotted or the track has worn grooves. Atlas aluminum tracks are soft, and years of San Antonio dust acts like sandpaper. New rollers on a scored track will fail within a year – we’ll tell you honestly if the track itself is done.
  • Draft coming through a closed window. The wool pile weatherstripping in the frame channel has compressed or fallen out. This is common on Atlas windows past the 15-year mark. It’s cheap to replace and makes a real difference in your cooling bill.
  • The lock won’t throw or the handle spins. The die-cast lock pawl inside has stripped. This is a genuine security issue – a window that won’t lock is an open invitation, and Atlas locks were not built to be forced. We replace the whole lock set rather than trying to file or bend the pawl back.
  • The sliding door jumps the track or grinds. The bottom rollers have collapsed, or the adjustment screws have backed out. On Atlas patio doors, the adjustment sits behind a small plastic plug at the bottom of the frame. A door grinding is doing more damage every time it moves – the longer it runs, the more likely the track needs replacing too.

Replacement Cost & What’s Included

Here’s what we charge for Atlas part replacement in San Antonio, parts and labor included:

  • Window sash rollers (pair): $120 – $200 per window
  • Block-and-tackle balances (pair): $140 – $260 per window
  • Weatherstripping replacement: $90 – $200 per window or door
  • Lock and handle set: $110 – $220 per window or door
  • Sliding door roller replacement: $180 – $400 per door panel

What drives the range is mostly access and condition. A first-floor window we can reach from outside is quicker than a second-story unit off a ladder. A track that’s still clean and straight keeps the bill at the low end. Every quote is written before we start, and you approve the number before we touch the window. The work is covered by our 365-Day Done Right Promise – if the part fails or the repair doesn’t hold within a year, we come back and make it right, no argument and no second invoice.

DIY or Call Us?

You can safely check a few things yourself: the label on the corner of the glass will tell you the series, and a flashlight down the side track will show you if the wool pile is missing or compressed. Counting how many windows are affected helps too. But actually pulling an Atlas sash out of the frame is where DIY gets expensive. The balances are under tension, the sashes are heavy, and prying at the wrong spot bends the frame – and a bent Atlas frame means you’re shopping for a whole new window instead of a $200 roller job.

If the window is on a second floor, the honest answer is to let a pro do it. Working off a ladder with a sash in one hand and a pry bar in the other is not the time to learn how the release clip works. Call us at (432) 547-6806 and we’ll have someone look at it. The estimate is free, and you’ll know the price before anything comes out of the frame.
