Boxabl Home Additions & ADU: The San Antonio Owner's Guide
Boxabl home additions and ADU setups in San Antonio typically run $45,000 to $130,000 installed, depending on whether you're adding a single room, a full second unit, or tying a new structure into your existing Boxabl. We stock the hardware, flashing kits, and connection components that fail most often, and we install them with a written price before any tool comes off the truck. Most owners discover a problem after a heavy rain or the first big temperature swing: water stains at the roofline seam, a door that suddenly won't latch square, or panel edges pulling apart just enough to whistle when the wind picks up.

If that sounds familiar, you're not chasing a phantom. Boxabl panels move on their own schedule in Texas heat and clay soil, and the connectors, sealants, and trim pieces absorb that movement until something gives. The good news is that most of it is repairable without ripping out walls. Call (432) 547-6806 and we'll walk you through what you're seeing before we ever schedule a visit.
Which Boxabl Models This Applies To

Boxabl's product line splits into the Casita (their original 20×20 folding module), the larger Casita Max, and the newer multistory and multi-module configurations. The home addition and ADU hardware we install applies across all of them, but there's a compatibility gotcha worth knowing: first-generation Casitas used a different panel-to-panel connector spec than current production. If your unit shipped before the Casita Max rollout, the gasketing and corner seals are inch-based profiles; newer units run metric. You can check by opening the lower corner trim on any interior wall and measuring the rubber compression strip – 7/8 inch means early gen, 22mm means current.
The OEM-vs-aftermarket question comes up a lot. Boxabl's factory parts are fine, but lead times out of their Nevada facility can stretch four to six weeks for non-warranty orders. For sealants, flashing, and trim, we use aftermarket products rated for the same thermal expansion range (we prefer Sika and Tremco lines) that we can stock locally in San Antonio and install same week. For structural panel connectors, we stay OEM. That's not a place to experiment.
Sawyer Remodel San Antonio is an independent service provider. We're not affiliated with Boxabl, which means we're free to tell you when an aftermarket part is better, when it isn't, and when the factory is your only real option. We also keep KraftMaid, Cambria, and Silestone components on hand for interior finish work on Boxabl additions.

Signs Your Boxabl Home Additions & ADU Is Failing
- Water staining at the ceiling-to-wall junction, especially on the south and west exposures. San Antonio's afternoon thunderstorms hit those faces hardest. The usual culprit is a dried-out panel seam gasket that's letting capillary water wick behind the trim. It starts as a faint yellow line and turns into bubbling paint within a season.
- Doors that bind at the top corner but close fine in wet weather. Clay soil in San Antonio swells and shrinks with moisture, and a Boxabl sitting on a slab or pier foundation rides those changes unevenly. The door frame shifts a few millimeters, and suddenly the latch plate is in the wrong place. It's not the door; it's the connection point between module and the foundation.
- Visible screw pop or bulging on interior panel seams. This is the panel edge pulling against its connector. Left alone, the drywall cracks and the seam opens wide enough to let air and moisture through. In Northside San Antonio, we see this on units older than three years with east-facing walls that catch morning sun and then cool fast at night.
- A soft spot underfoot near the exterior door. The threshold flashing on Boxabl units is a known wear point. If water has been getting past the door sweep for a while, the subfloor at the entry takes the damage. You'll feel give before you see staining.
- Condensation on the inside of windows every morning, no matter the season. That points to a failed vapor seal between the window frame and panel. The glass isn't bad; the connection is. In San Antonio humidity, it only gets worse.

AfterReplacement Cost & What's Included

For Boxabl home additions and ADU work in San Antonio, the range is $45,000 to $130,000. That covers everything from a single-room bump-out with panel-matching siding and interior finish to a full second-unit ADU with its own subpanel and separate entrance. The spread comes down to three things: whether you're modifying the existing Boxabl envelope or building a freestanding structure, the level of interior finish you want inside the new space, and whether the site prep requires slab work, grading, or utility trenching.
Every quote we write is a line-item price, not a ballpark. You see the panel costs, the connector hardware, the sealant and flashing, the labor, and the dump fees before you sign. The number on the invoice is the number you approved. If anything changes once we open a wall, we stop, send you photos, and get written approval on the new price before we touch another screw. That's The Relay Visibility Guarantee, and it's not optional on our jobs.
Our work on every Boxabl addition or ADU is backed by our 365-Day Done Right Promise. If a seam fails, a door binds, or a gasket lets go within a year of the finish date, we come back and make it right. No charge, no argument.
DIY or Call Us?
You can check some things yourself. Walk the exterior after a rain and look at the bottom of each panel seam. If you see gaps or dried caulk pulling away, you've found a problem, not a fix. Tightening loose trim screws is fine. Watching the door behavior through a wet spell and a dry spell is free.
What you should not do is pull panel connectors or replace structural gaskets yourself. Those connectors are under load, and when they release, they release fast. A panel edge can snap closed like a trap and take fingers with it. The same goes for any electrical connection between modules – that's a licensed electrician's work, full stop. If you're not sure where the line is, call us at (432) 547-6806 and describe what you see. We'll tell you honestly if it's a homeowner job or a call-us job.
FAQs

Plan on the original gaskets and sealants lasting eight to twelve years in San Antonio's heat and humidity before they harden and lose their compression. Roof-facing flashing on south exposures usually fails first – we've replaced them as early as year six on units with no shade. Interior finish components like cabinets and counters from KraftMaid and Cambria last far longer with normal use.
Seams can almost always be repaired by pulling the trim, replacing the gasket, reapplying the sealant, and retorquing the connectors to factory spec. The panel itself rarely needs replacement unless there's structural water damage inside the wall cavity. Call (432) 547-6806 for an honest assessment – estimates are free.
A single-room addition with utility connections runs three to five weeks once we have permits in hand. A full freestanding ADU with site work runs two to three months. San Antonio permitting for accessory structures adds time we can't control, but we pull every permit and pass every inspection before we hand you the keys.
We stock the common failure points: seam gaskets in both the inch and metric profiles, flashing kits, threshold seals, and the trim clips that crack. Structural panel connectors are ordered OEM as needed, which means a few days of lead time in most cases. For non-structural items we keep Sika and Tremco products on the shelf.
If you have a Boxabl addition or ADU problem in San Antonio, don't wait until the next storm finds it for you. Call (432) 547-6806 and schedule a free estimate. We'll show up on time, put the price in writing, and treat your house like it's our own job site. The craft comes first. Everything else follows.
