Mighty Buildings Home Additions & ADU: The San Antonio Owner’s Guide

If you own a Mighty Buildings home addition or ADU in San Antonio and a component has failed, we stock and install compatible replacement parts, with full home addition and ADU work typically running $45,000 – $130,000 depending on scope. Most owners discover a problem the same way: a wall panel seam opens, a roof membrane develops a bulge, or a door frame that was square last spring suddenly isn’t. The good news is these failures are almost always repairable on site, and we carry the common wear items on our trucks so a diagnosis visit often ends with the fix completed that same day.

We’re Sawyer Remodel San Antonio, led by Luca Romano, an independent local remodeling and repair outfit. We’re not affiliated with Mighty Buildings, the manufacturer. What we do is work on their product when it ages, shifts, or fails here in South Texas, and we’ve seen enough of it to know what breaks first and what it costs to make right.

Which Mighty Buildings Models This Applies To

Mighty Buildings builds panelized and modular structures using their Light Stone composite material, a fiber-reinforced polymer resin that’s lighter than concrete but carries structural loads differently than traditional stick framing. The compatibility question always starts with your panel type and fastening system. Most San Antonio owners we see have either a Mighty Mod accessory dwelling unit, a Mighty Duo side addition, or a Quatro series structure. The panel thickness is your first identifier: earlier Quatro panels run 90mm nominal, while current Mighty Mod panels come in at 120mm with a different edge profile.

Here’s the gotcha that catches people: Mighty Buildings changed their panel-to-panel adhesive spec in 2019. If your structure went up before that, the original sealant was rated for California coastal temps, not San Antonio’s 100-degree summers followed by January freezes. That thermal cycling is exactly what causes the sealant to shear away from the panel edge. We stock both the pre-2019 and current sealant formulations, plus the matching mechanical fasteners, because mixing generations will fail again inside two or three seasons. For fasteners, you’ll want the zinc-aluminum coated ones in our climate; bare steel corrodes fast against the Light Stone material’s slight alkalinity.

Aftermarket panel replacements exist, but we’ve had better long-term results keeping original Mighty Buildings panels when the damage is localized and only replacing what’s failed. The polymer chemistry matters, and a mismatched aftermarket panel can telegraph thermal expansion differently at the joint line, which you’ll see as hairline cracks within a year.

Signs Your Mighty Buildings Home Additions & ADU Is Failing

  • Panel seam separation. You’ll see a gap open where two Light Stone panels meet, often widest at the top corner that catches afternoon sun. This is almost always failed adhesive or a shear fastener that’s backed out, and it’s the single most common failure we correct in San Antonio because of the temperature swing between summer and winter.
  • Spongy roof membrane or visible bubbling. Mighty Buildings structures ship with a TPO membrane roof. After several San Antonio hail seasons, you’ll see bubbles where the membrane has delaminated from the substrate or punctures that let water travel under the surface before you ever see a drip inside.
  • Door or window sticking that wasn’t there before. The panels settle or rack slightly, and the openings shift with them. If a door that closed fine last year now catches at the top corner, the panel fasteners below that opening need checking before the frame gets permanently deformed.
  • White chalky residue at panel joints. That’s the polymer surface micro-fracturing under UV exposure, and it usually shows up first on south and west-facing walls that get the full San Antonio sun. It’s cosmetic until it isn’t; left alone, moisture gets into the micro-fractures and freeze-thaw cycles widen them.
  • Interior drywall cracks at corners or ceiling-to-wall transitions. This tells you the structure is moving at the joints, not that your drywall installer was sloppy. Mighty Buildings panels move as a system, and cracks in those specific locations are the early warning that a seam has lost adhesion.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

In San Antonio, Mighty Buildings home addition and ADU work spans from about $45,000 on the light end for a small room addition with standard finishes, up to $130,000 for a larger addition with a bathroom, upgraded panel work, and exterior refinishing. Where your project lands depends on panel count, whether we’re replacing structural fasteners or just re-sealing, the amount of finish carpentry and drywall needed after repairs, and whether the existing structure is still square enough to work with or needs jacking and re-shimming first.

Every quote is a written line-item price before any tool comes out of the truck. You’ll see parts separated from labor, which matters on Mighty Buildings work because the proprietary sealants and fasteners aren’t the same price as what the big box store sells for traditional framing. We don’t surprise anyone with a change order mid-job. The 365-Day Done Right Promise applies to this work: if a seam we sealed reopens or a panel we set shifts within a year, we come back and make it right, in writing, no argument.

DIY or Call Us?

For Mighty Buildings structures, there’s not much safe DIY territory. The panel system is a proprietary composite, and unlike wood framing where you can sister a stud or patch sheathing, the Light Stone material won’t take standard construction adhesives, and the fasteners require the right torque settings or you’ll crack the panel around the fastener head. That runs from frustrating straight into structural, because the panels are load-bearing in ways that traditional siding isn’t.

What an owner can safely do is document the problem: photograph the failing seams from a few angles, note whether the gap changes with temperature, and mark any roof bubbles with painter’s tape so you can tell if they’re growing. Then call us at (432) 547-6806. We’ll diagnose on site, and in many cases we can complete the seal replacement or fastener correction the same visit. The craft comes first. Everything else follows.

FAQs

A second-story addition that matches the existing roofline

How long does a Mighty Buildings home addition or ADU last?

In San Antonio’s climate, the structure itself should last decades, but the seals, fasteners, and roof membrane are wear items with a realistic 8 to 15 year lifespan before the thermal cycling takes its toll. Expect re-sealing before any structural issue. Call (432) 547-6806 and we’ll tell you whether what you’re seeing is wear-and-tear or something to address sooner.

Can a failed panel seam be repaired, or does the whole panel need replacing?

A seam can almost always be repaired in place by cleaning out the old adhesive, re-setting the fasteners, and applying the correct sealant. Whole panel replacement only happens with physical impact damage or cracking through the panel body. We’ll tell you which one you have before quoting anything.

How fast can you fix a Mighty Buildings addition or ADU?

Seal and fastener repairs are same-day in most cases. Panel replacement and any structural re-shimming add a day or two. A full addition or ADU build runs a few weeks depending on scope and finish selections. Call (432) 547-6806 and we’ll give you an honest timeline for your specific issue.

Do you stock Mighty Buildings replacement parts, or order them in?

We keep the common sealants, fasteners, and edge profiles for Mighty Mod, Mighty Duo, and Quatro series panels on our trucks. Roof membrane patches and custom-cut panels are ordered to spec. If you’re in San Antonio and the part exists in the supply chain, we can get it on site.
