ViewLux Home Additions & ADU: The San Antonio Owner’s Guide
We install and service ViewLux-compatible home additions and ADUs across San Antonio, with complete projects typically running $45,000 to $130,000 installed. We use OEM-grade ViewLux framing components and hardware, not generic substitutes, and most parts are on our truck or sourced locally the same week. Owners usually discover a component has failed when a door binds, a corner settles, or water shows up where it shouldn’t after a big Texas rain.

Luca Romano has been walking through framed additions and ADU shells across Bexar County long enough to know what holds up in San Antonio heat and what doesn’t. The common thread on failed parts almost always comes down to two things: improper flashing details at the tie-in point where the addition meets the existing structure, or fasteners that corroded because someone used interior-grade hardware on an exterior application.
Which ViewLux Models This Applies To

ViewLux uses a modular connector system across their addition and ADU lines, so the key isn’t the model name as much as the connection spec. We’re looking for four things: load path, attachment point, shim allowance, and sealant compatibility.
If you can access the original permit packet or the sticker on the main beam, look for the connector series. ViewLux’s S-series connectors are for single-story additions on slab. Their T-series is for two-story tie-ins. If you see an L-series, that’s their lightweight ADU-specific line, often used on pier and beam foundations in older San Antonio neighborhoods like Beacon Hill or Jefferson.
For the part itself, OEM ViewLux connectors are powder-coated and stamped with the series letter and a date code on the edge flange. Aftermarket equivalents exist, and some are good – we’ve used Simpson and USP structural connectors on ViewLux jobs when the OEM part was discontinued or delayed. But the aftermarket route only works if the load rating matches or exceeds the original spec and the galvanization is appropriate for our climate. A bare steel connector bought off a big-box shelf will rust through in three years in San Antonio humidity. That’s not a guess – that’s a callback we’ve made.
Note that Sawyer Remodel San Antonio is an independent contractor. We’re not affiliated with ViewLux, which honestly works in your favor – we stock compatible parts and we’re not tied to one manufacturer’s supply chain.

Signs Your ViewLux Home Additions & ADU Is Failing
- Wall cracks at the tie-in point. This is the joint where the addition connects to the original house. Differential settling between old slab and new slab will show up there first. The crack starts hairline and opens over a wet-dry cycle or two.
- Sticking or sagging door in the ADU. If the door’s been fine for years and suddenly rubs at the header, the corner may have dropped. That usually means a connector working loose or a pier shifting in expansive clay soil – which is everywhere in San Antonio.
- Daylight or draft along the roofline. Soffit or fascia fasteners pulling out is common when the original install used the wrong length. You’ll see a gap open up where the addition roof meets the main roofline.
- Water staining near the bottom plate. This one looks like flooring damage but it’s usually a flashing detail that failed, not the flooring. The water wicks down and shows up at the baseboard.
- Creaking or popping in high wind. San Antonio gets wind that hits broadside in March and April. If the addition makes noise that the main house doesn’t, bolts are backing out or the connectors were under-torqued from day one.
Replacement Cost & What’s Included

For San Antonio homeowners, the range breaks down like this:
- Full addition project: $45,000 to $130,000 – includes framing, foundation tie-in, roofing, drywall, paint, electrical, and finish out
- ADU construction: $90,000 to $220,000 – full standalone unit with kitchenette, bath, and separate utility connection
- Garage conversion: $30,000 to $80,000 – envelope the existing garage into conditioned space
- Connector or hardware repair only: If the only failure is a connector, bracket, or fastening system and the structure is sound, you’re looking at $800 to $3,500 depending on access and scope
What drives the price on the bigger projects is site access, foundation condition, and whether we’re tying into an existing roofline or building standalone. Parts and labor are separate line items on every written quote – you see exactly what the ViewLux-compatible components cost and exactly what our labor runs. Nothing’s bundled into a single mystery number.
Every repair and installation comes with our 365-Day Done Right Promise: if it’s not done right, we make it right. That’s in writing before we start.

Here’s the honest split. You can check for visible movement, water stains, and loose fasteners yourself. That’s a ten-minute walk around the addition with a flashlight. If you find a crack, mark the ends with a pencil and check back in a month to see if it’s growing. That information helps us quote faster.
What you shouldn’t do is get on a ladder and start pulling soffit or flashing without knowing what’s behind it. Structural connectors under load can shift suddenly when unbolted. If a connector has failed, the load it was carrying has gone somewhere else – usually a nearby member that wasn’t sized for it. Taking apart a loaded connection without temp supports is how people get hurt. This is one of those places where the cost of a professional is cheaper than the cost of a mistake. FAQs

Properly installed ViewLux addition and ADU framing components should last the life of the structure, which in San Antonio means 40+ years – but the weak points are flashing and fasteners, which typically need attention at the 15 to 20 year mark. Our hot, humid summers and clay-heavy soils put real stress on exterior connections. Call (432) 547-6806 and we’ll come take a look at what’s wearing on your addition.
Most failed ViewLux connectors can be repaired with a replacement bracket or a reinforced retrofit – full replacement is rare unless the connected members have also split or rotted. The key is catching it before the load shifts. Call (432) 547-6806 for a free assessment and we’ll tell you which route you’re looking at.
A single connector replacement is usually a one-day job – we get in with temporary supports, swap the part, and button everything back up by the end of the day. Larger repair scopes that involve flashing, drywall, or roofline work can stretch to two or three days. Call (432) 547-6806 and we’ll give you a straight answer on timeline for your specific issue.
We stock common ViewLux-compatible connectors, fasteners, and flashing on our trucks, and uncommon parts usually arrive within a week from our San Antonio suppliers. You never have to chase parts yourself – that’s our job. We also carry compatible lines for KraftMaid cabinetry, Cambria and Silestone surfaces when the repair involves an attached space. Call (432) 547-6806 and we’ll confirm what’s in stock for your project.
